Resident Screening Policy
Welcome to our community! Before you apply to rent an apartment home, please review our criteria. We support the Fair Housing Act as amended, and prohibit discrimination based on race, color, religion, sex, national origin, handicap or familial status. All persons 18 years of age or older are required to submit an application. In accordance with the Violence Against Women Reauthorization Act (VAWA) of 2013, we will not deny admission on the basis that the applicant has been a victim of domestic violence, dating violence, sexual assault, or stalking.

Occupancy Guidelines
One Bedroom 3 Persons
Note: An additional person less than the age of one (1) year may be included in this total count.
Income Guidelines
Gross income for all applicants will be combined for income eligibility. Applicants may be asked to produce recent, consecutive paystubs for verification. Applicants must have a combined gross income of 3 times the monthly rent. These sources may include: child support, grants, pensions, GI benefits, disability, trust funds, social security, and savings accounts.
Employment Guidelines
Applicants must have a minimum of twelve (12) consecutive months of employment history.
Credit Guidelines
A credit reports will be completed on all applicants. Unfavorable accounts which will negatively influence the approval include, but are not limited to: collections, charge-offs, repossessions, and current or recent delinquencies.
Criminal Guidelines
A criminal background check will be performed for anyone over the age of 18. An unsatisfactory record revealing a serious charge, conviction, or deferred adjudication including, but not limited to, felony or misdemeanor for crimes against persons or property, drugs, assaults, weapons or sex crimes may result in denial of your application.
Felony: Convictions for the following:
Theft of Property (excluding by check) 10 years from completion of sentence
Damage to Property 10 years from completion of sentence
Drug Violation 10 years from completion of sentence
Weapons 10 years from completion of sentence
Violence No time limit. Subject to additional Review Requirements
Crime/Injury to Person No time limit. Subject to additional Review Requirements
Sexual Offences No time limit. Subject to additional Review Requirements
Misdemeanor: Subject to for review

Rental History
Applicant must have a minimum of six (6) months verifiable history in good standing within the last twenty-four (24) months. Applicants may be denied for frequent late payment history, evictions, outstanding debt to a landlord, or other issues of non-compliance with the lease contract.
